Florida's largest canal-front community has more saltwater frontage than Venice. Knowing which docks face west, which boats run late, which neighborhoods read mail to the slip — that's the work. We're building Cape Coral Concierge to do it well, slowly, for a small number of households.

We began Cape Coral Concierge for a small reason and a difficult one: most people who own a home here don't live in it every week. The dock weathers, the boat ages in the slip, the lanai grows quiet, and a houseguest arrives to a residence that does not feel attended to.

So we're building a small, careful operation. One person on your file. One vendor list, one schedule, one number. The boat wiped down the morning before you arrive. The chef knowing what's in the refrigerator because we stocked it.

We prep before a named storm and check the home as soon as it is safe after. Before you fly back, we open it up, cool it down, and stock the fridge.

Are you fully licensed and insured?
We are a new, locally owned operation, and we are putting the formal pieces in place — Florida registration and general liability coverage — as we take on our first households. We will share certificates the moment they are issued. We would rather tell you exactly where we stand than claim otherwise.
Do you require long-term contracts?
No. All memberships are month-to-month. There is no annual lock-in. Thirty days' notice and we adjust or close the account, gracefully. We earn the membership every month.
What if something is damaged during a service visit?
We make it right. If anything is damaged on the residence, the vessel, or a vehicle during a visit, we tell you right away, document it, and resolve it — without argument. We would rather lose money than lose the trust.
How quickly can a new household start?
Most new members are onboarded within a week of the initial conversation. Availability varies by area and time of year — peak season runs November through April. If something is urgent, call directly and we'll make every reasonable effort.
I'm a snowbird. How do you handle the residence when I'm away?
As you would yourself. Walkthroughs with photographs, storm preparation when needed, immediate notification on anything that requires your attention. Our Summer Watch covers pre-arrival prep, so you walk into a perfect home every return.
I need something not on the menu. Can you help?
Call. We say yes more often than no. If it involves the residence, the vessel, the vehicles, or your home life here in Cape Coral, we either handle it directly or we know the right person who does. Members are never left without an answer.
What makes Cape Coral Concierge different from a property manager?
A property manager rents your home. We tend to your home — the residence, the dock, the vessel, the vehicles, the calendar. One call, one invoice, one person who already knows the gate code. Most members tell us we replace six to eight vendors and a great deal of mental load.
How do you handle access to the residence and the boat?
Gate codes, keys, and lift access are stored encrypted, accessed only by the staff assigned to your residence, and logged every visit. Codes can be changed at any time. We can also work entirely off your existing camera and smart-lock systems if you prefer.
